What the buyer sees

When you send a buyer their personal link, they arrive at a private, invitation-only property site. This is not a portal listing. It is a standalone luxury experience built for one property and one address.

Why it is designed this way

The listing is structured to let the property sell itself, section by section. Each section leads the buyer deeper into the home, building desire through images and curated copy before they ever speak to an agent. By the time you call, they already know the home.

Buyers do not see your data, your dashboard or any other buyer. They see a private page built for them.


What the buyer experiences, from top to bottom

1. Entry screen

The first thing the buyer sees is a welcome screen with their name and a brief, honest notice that the page measures their interest to help match them better with the property. There is a single button to enter. This is the consent moment.

2. Hero

A full-screen cover photo with the property address. The image is chosen to create immediate impact. The buyer's first impression is visual, not textual.

3. Statement

A short, editorial introduction to the property. Not a bullet list. Written to set the tone and position the home in the buyer's mind.

4. The residence

A longer description of the property with a features list. This section can be turned on or off in the content editor. It gives buyers the full picture of what the home includes before they see the individual spaces.

5. Property sections (the heart of the listing)

Up to six named sections, each with its own photo and description. The sections alternate left and right as the buyer scrolls down, creating a rhythm that keeps them engaged.

After the first section, a full-bleed aerial photo appears. This gives context to the property's position and grounds the buyer in the location before they continue.

The default sections are:

  • Living & water views — the main living areas and outlook.
  • Chef's kitchen — kitchen detail and quality of finish.
  • Master suite & ensuite — the primary bedroom and its bathroom.
  • Waterfront terrace & pool — outdoor living.
  • Ensuite — secondary bathroom or guest suite.
  • Jetty & boatshed — waterfront access and infrastructure.

Each section can be renamed, reordered or replaced with any content relevant to the property. Two additional sections are available: Wine cellar & cinema and Study.

A gallery is passive. Sections are active. Each section asks the buyer to make a decision: do I want to live here? By the time they reach the bottom, they have mentally walked through the property.

6. The setting

A description of the property's location and surroundings, with a map. This is where buyers understand the lifestyle and the commute, not just the house.

7. Nearby schools

Primary, secondary and childcare options near the property, with distance. Only shown if school data is added.

8. Floor plan

If uploaded, the floor plan appears here, with level selector buttons if the property has multiple floors.

A button opens a full-screen gallery lightbox with all uploaded photos. Buyers can navigate with arrow keys or swipe on mobile.

10. Specifications

A grid of the property's key numbers: bedrooms, bathrooms, garaging, land size, and any other specs you add. Plus an inclusions list.

11. Price and inspection dates

The guide price, your payment terms, and any scheduled open home dates and times. A Request private inspection button lets the buyer contact you directly.

12. Your private contact

Your photo, name, title, agency and intro text. If you have a second agent, they appear here too. Another Request private inspection button at the end.


Public listing view

A version of the listing that anyone can view without an invitation. It shows the same content but does not measure engagement and does not identify the visitor.
